PH luxury interiors pre-opening checklist (2026)

1. Wet and services

• Wet areas closed, fallen, and water-tested (guest, F&B, staff)
• Ceiling services signed on guest floors and corridors
• Access panels cut to drawing
• Fire and life-safety interfaces named (who closes, who certifies)

2. Envelope and joinery

• Walls true before stone / millwork templates
• Brand-nominated series listed with a written equivalent rule
• Owner-procured vs contractor-supplied split frozen (buyer / installer / warrantor)
• OSM receiving slot named (day, store, counter) — not the driveway

3. Protection and loose FF&E

• Corridor protection in before the first loose crate
• Furniture delivery refused if ceilings are open
• Unpack list on every owner crate
• Room set before corridor set; F&B rooms after kitchen plant is still

4. Outdoor / marine-leisure (if the asset has it)

• Deck and drain before loose outdoor pieces
• Salt / weather exposure named on finishes
• Outdoor fabric after wet trades — not before

5. Close

• Snag is a close-out, not a second programme
• One named weekly that walks this list
